Renewals allow you to continue with your mortgage, at the updated interest rate with the same lender. You will have the remaining balance on your mortgage, the remaining amortization and the latest interest rate options are currently being offered. In most cases, renewals do not require further approvals, documents, or applications.

Transfers are when you switch lenders. Ideally it is for better rates or payments, and you will be lending from and paying to a different financial institution. You do have to re-qualify and gain approval when transferring however it is often for the right financial goals.

There are two sides to your application. Your financial picture and the Property. A pre-approval is issued based on the information about You. It does NOT include the information about the house you want to purchase. In rare instances, something negative could come back as part of the review that could lead to your bank or CMHC to decline property financing. A financing condition allows you out of the agreement should this occur otherwise you could be legally obligated to purchasing the home.

Banks and mortgage lenders look for similar information on your mortgage application, ultimately your ability to meet the loans obligations and payments. The four main factors are:
  1. Your Credit History (i.e. credit score, credit activity and payment history)
  2. Financial proof of your Down Payment and Closing Costs
  3. Employment Income Verification
  4. Debt-to-Income Ratio (current payments relative to your income).
